Pricing - Overview
My typical clients, both commercial and residential, understand the knowledge and value a registered architect will bring to their project, but they also desire hands-on involvement in their own project. They wish to save on the costs by doing some work themselves, in both the design process and construction.
My fees are between an unlicensed drafter or stock house plans and a full service architecture firm. The design process is in two phases, schematic design and construction drawings, with a separate fee for each. The drawings include more detail than a typical stock set of house plans, but less detail than many architectural firms would include.
Commercial projects include a code investigation with all information included on the title sheet. The engineering design is either design-build or contracted to a separate consultant.

Schematic Design
I provide several design options which address client's and site's parameters. These designs are narrowed to one design based upon client's preferences. Drawings at the completion of this phase include all floor plans, exterior elevations and a site plan (if applicable) as required to explain design. Fee depends upon complexity of project, but typically costs are between $1,800 - $3,000 for projects similar to those on this website. Fee might be slightly higher for existing structures where existing conditions must be documented.

Construction Drawings
Drawings to be used for pricing or bidding, permits and construction. These drawings typically include basement or foundation, floor, and roof plans; exterior elevations; one or two building sections; window, door and interior finish schedules; details of unique features; and power and lighting schematic plans. Materials are specified on the drawings. Engineering drawings for site, structural, mechanical, plumbing, electrical and lighting are not included, but can be added. Please see contact page for firms that I use as consultants. Fee for projects similar to those on this website are between $4,000 and $8,000.

Assistance in site selection and site plan approval
Assistance in DEQ application for high risk erosion and critical dunes locations
Selection of interior finishes and colors
